Fosse Way a very busy main road which creates the potential for noise and disturbance to site residents
Site has no mains sewerage, drainage or gas and only a limited rural electricity supply line so fails to meet the Council's site requirement criteria.
At this point the Fosse Way is on its original alignment so considerable archaeological remains will be destroyed as previous remains have been found locally. Therefore it's important that archaeology and heritage of the area can be recovered and safeguarded prior to any site works.
The proposed site will cover 0.8 hectare (8000 m²) which is four times the size of the Exhibition Centre and could increase if working space is also included. The large number and variety of caravans and vehicles in the bottom of the valley cannot be integrated into the landscape without harming the visual appearance and character of the area. Also the historic traditional Woodlands provide habitat for birds and small mammals (Pipistrelle bats, great crested newts) and would be greatly affected by the site and possible intrusion and activities of younger residents.
The village of Radford Semele over 1.5 miles away and there is a very small community in Fosse Way (20 houses) within half a mile of the site. The 120 residents on site will absorb rather than integrate with this small local community so will not encourage peaceful and integrated co-existence.
The proposed site has no mains sewerage, drainage or gas and the electricity supply is a limited rural line which will possibly need upgrading to an increase in demand.
The perception of the site will impact on the Warwickshire Exhibition Centre which is likely to lose events and make it impossible to continue operating resulting in job losses. Local economy will lose the money spent on accommodation, food, entertainment etc from visitors to the Exhibition Centre (c£5m). Additionally several other local businesses (employing between 50 and 60 people) would be caused significant difficulties by this development.
Unauthorised expansion from the site onto agricultural land could mean contractors would not risk tractors and equipment and together with crop damage and possible rubbish deposits could result in the land becoming unsightly and unfarmed.
Fosse Alpaca and Kune Kune Pigs are located close to the site, and it is important to protect the animals from diseases (foot and mouth, bTB and Parro virus) which can be spread by human trespass and unvaccinated dogs. The animals graze on fields between the site and the Grand Union Canal.
The site will be major invasion into the openness of the countryside and will be an irreversible urbanisation of the entire area and make further 'ribbon' development harder to resist.

I would like to OBJECT to the proposed site for Gyspie's /travellers GT02 on the Fosse Way / A425.
I live on the main road in Radford Semele and have done for the last 35 years.
The proposed site will be on the fosse way which in its self is a very busy fast road which can only compound the problems.
The nearest doctors surgery is 5 miles away and we struggle to get appointments as it is.
The local school is not within walking distance and thus the cars will clog up school lane and make it dangerous for the children.
Why should the Warwick exhibition centre have to close down and people loose their jobs.
Our local economy will suffer and the TRUST that has been built up over the years will be completely lost

Harbury School and Doctors Surgery are operating at or over capacity. Cannot offer an acceptable service if population increases.

I have just read the "Sites for Gypsies and Travellers consultation document" on your website and wish to make objections to proposals GT02, GT03, and GT04.

1) These proposals rely for access on the Fosse Way, a road which I have travelled daily for many years. Over the years the Fosse Way has become busier and busier with considerable amounts of extra traffic travelling to JLR at Gaydon and a large increase in th quantity of HGVs. Consequently the route has become more and more dangerous, with accidents occurring every few weeks, and roadsigns going up to emphasise the high and growing casualty rates.

To add further traffic, mainly large and slow moving vehicles driven by people not familiar with the road, can only add to these terrible fatality rates.

Furthermore there is no pavement access to any of these sites, meaning that access for pedstrians, and children in paticular, is impossible or highly hazardous.

2) These 3 proposals would rely for local services on the village of Harbury. Again I know from personal experience how overstretched the School and Doctors Surgery in the village already are, trying to cope with the large expansion in housing over the last few years. This has reached the point where both are operating at or over capacity, and could not hope to offer an acceptable service to a new influx of population from these sites.

3) The proposed sites do not currently have a suitable infrastructure for mains water, sewerage, gas and electricity. The provision of such services would be very expensive, and their installation highly disruptive.

4) All of these sites have become flooded on a regular basis over recent years. It is therefore likely that they will remain closed for large periods throughout the year and much disruption will be caused to anyone already staying on them during flood periods.

For the above reasons, I believe that proposed sites GT02, GT03 and GT04 would not be fit for purpose.

1. It is important to keep the Warwickshire Exhibition Centre open due to its important contribution towards the local economy each year, as well as the opportunities it provides for local employment.

3. The site is on a high risk travel route with a potentially dangerous bus stop on an overgrown verge. A gypsy/traveller community located at this site would place extreme pressure on the local infrastructure and services.

4. A gypsy/traveller site would inevitably lead to destruction of the natural environment for existing flora and fauna.

The nearest GP surgeries are full and the Cubbington Road Surgery is 4.7 miles from the site but is not served by direct public transport so there is no convenient access to a surgery.

The Radford Primary School is almost full and if the additional houses are built in the village it will be full. It is outside of the Harbury catchment area but Harbury Primary School has too many children already.

The public transport is satisfactory but irrelevant as the residents are likely to use their own transport. The bus stop on the B425 has no pedestrian links to the potential site.

The 15 pitches could contain up to 50 vehicles and generate hundreds of traffic movements, adding significantly to existing peak time delays. It is on the junction of two major roads (Fosse Way is designated a High Risk Route by the County Council) and so highway improvements may be required although it is possibly unwise to introduce even more traffic turns at this major junction.

This site is adjacent to the Fosse Way, a very busy and noisy main road, likely to cause potential for noise and disturbance for site residents

Contained within the Warwick District Council Local Plan Gypsy and Traveller Site Options because they do not meet the site requirements set out in Section 7 of the Warwick District Council Consultation Document and therefore do not address the Issues affecting the Gypsy and Traveller community set out in section 4.

There are particular concerns relating to the remoteness of the sites from amenities and also the potential for noise and disturbance with sites being so close major roads and existing communities. These sites would place unreasonable pressure on local infrastructure and services particularly the school in Bishop's Tachbrook which is only single form entry and therefore would be unable to provide the additional education support required by this community as identified in the Section 4.

The Issues are:
* The proposed locations are not in areas that can be integrated into the landscape without harming the character of the area which is stipulated as a Site Requirement within the WDC Consultation Document.
* There is a potential visual impact on the approach to historic Warwick. This will damage the Tourist Industry which accounts for a large proportion of business transactions for both Large and Small & Medium Entreprises alike. There is also likely to be a threat to Local Businesses within the Bishop's Tachbrook Area outside of the Tourist Industry.
* A further potential threat to Historical Bishop's Tachbrook which is listed in the Doomsday Book along with possible damage to listed buildings.
* With that chance that these sites will be used as places of work by the Gypsy or Traveller community, there is a threat of pollution to the Tachbrook Brook with Site GT15 being located in close proximity.
* The proposed Sites are on good quality arable land which is needed to feed the population.
* Overall there will be an adverse impact on important features of the natural and historic environment.
* Bishop's Tachbrook C of E Primary School & Nursery is currently oversubscribed. This places even more undue pressure on a small Village School and the additional support that will be required by Gypsy and Traveller children, children who are noted within section 4 of the WDC Consultation Document as being educationally disadvantaged, will be difficult for the school to provide without adversely impacting all pupils. It is understood that in these circumstances there is no additional funding provided by the County Council other than that received per capita of children receiving free school meals.

* Access from the sites are directly on to roads within 50 mph zones. There are no pedestrian footpaths or public transport links. Therefore, there is no safe access to the road network which is a specified site requirement within the WDC Consultation Document. This is dangerous for large caravans to be turning in and out of the sites along with putting other road user's safety at risk.
* Due to the remote locations and having no pedestrian footpaths secondary school children will have to wait for school buses on main roads or be transported to safe bus stops by car or all the way to school. This is not a sustainable solution.
* One of these sites is prone to flooding.
* The provision of utilities on the sites is questionable. With running water, toilet facilities, sewage being bare necessities.
* Availability of necessary employment for the Gypsy & Traveller Community is a concern.
* There is a concern that although the number of Pitches upon the Sites is to be regulated, the actual numbers of people on the Pitches cannot be regulated or controlled. There is a further concern that the Sites are likely to be operated by the Gypsy Community and not Warwick District Council.

Combined School in Harbury provides high standard education for local children. An influx of traveller children would put a considerable strain on resources, unjustifiably adversely affecting village children.

Doctors' surgery in Harbury already serves several villages and is under strain. This would significantly increase the pressure to maintain services.

To whom it may concern,

I object to the proposed travellers site for a number of reasons.

1/ There has been a significant build-up of traffic on the Fosse Way which connects all the sites in recent times due mostly to the great expansion of workers travelling to the Gaydon factory sites. This would serve to make this considerably worse.

It is also a fast road and with travellers crossing the road on foot, it would be a likely accident spot.

2/ The Combined School in Harbury has always maintained a high standard of education for local children. An influx of traveller children would put a considerable strain on resources,unjustifiably adversely affecting the village children.

I am writing to put forward my frustration at learning about the proposed gypsy/traveller site at the land abutting the Fosse Way at its junction with the B425 (i.e. Warwickshire Exhibition Centre). To me, it makes no sense that an area that is already in use can be offered for any other purposes! I am informed that if this plan goes ahead it will mean the closure of the Warwickshire Exhibition Centre (WEC). This is ludicrous, there are very few local amenities already in that area so to take away something which I use myself makes me extremely angry. In regards to amenities, there is none in that particular area so how this can provide a sustainable home is beyond me.

I am a local resident at Ufton, my address is below. This is probably one of the nearest villages to the area, as well as Radford Semele. We have very little local amenities, a pub, new village sandwich shop and car showroom. We do not have a school, nor do we have a doctors surgery, nor a functional everyday shop. We already rely on these amenities from other villages, so adding more people to the local population will put massive pressure on an already scarce amount of resources.

Another possible issue that I foresee is that of travel problems, the site is on a high risk route already and since there is no pavement it would only increase this issue tenfold. It does not make financial nor personal sense for the individuals potentially pitching there, they will have no access to amenities, they will be on a dangerous site and have difficulties accessing public transport. To make this area fit for providing a better lifestyle for gypsy/travellers which I am well aware are a disadvantaged group, it would be extremely expensive. It would not just require investment in the pitching area itself but additionally would require investment in schools, GP surgeries, public transport, pavements and road safety, shops etc. Quite frankly I can't think of a more inappropriate area for sustainable living. There are other areas proposed by the new local plan that would better suit the needs of an increased population.

The land abutting the Fosse Way at its junction with the B425 is a very rural area and it is important that we maintain the little pockets of areas that we still have anyway, for the wildlife and for people to enjoy. I would plead with your decision makers to think about the points I've made in this email to see why myself and many others in this area know this is an entirely inappropriate site.

I wish to object to the proposed Gypsy and Traveller site at site GT04 and consider it to be inappropriate for the following reasons:

Access to Local Amenities

The site is on a High Risk travel route with more than 12 serious accidents in the last 3 years

Using local rate-payers' money to close down a thriving local business for a scheme with hitherto unfounded benefits is unconscionable and defies description.

I am keen to put on record my objection to the GT02 proposal with respect to Sites for Gypsies and Travellers. My objection is centred on three distinct key elements relating to this matter.

1. Impact on the Local Economy

No 'Local Plan' should bring with it such an obvious dis-benefit to both the local and wider Warwickshire community, which would clearly be the result of putting the GT02 proposal into effect. The closure of an established business, together with the 'knock-on effect' within the wider community will in itself remove jobs, some of a temporary nature which could otherwise provide employment for members of the traveller community.
The Warwickshire Exhibition Centre is capable of expanding their business within Warwickshire, bringing increasingly valuable revenue from visitors from throughout the UK, into the whole Warwick/Kenilworth/Leamington triangle. At a time when Warwickshire has seen exhibition space closed and threatened with closure by the National Government's stated plans involving HS2, the need for this facility to continue to function is essential.

2. Travel

The permitted vehicle speed along the Fosse Way remains at 60 mph, the fastest legal speed applicable to a single carriageway in a rural environment. Given the volume of traffic using the Fosse Way, particularly at peak times (LRJ, Gaydon), but also throughout the day, adding significant additional traffic and pedestrian movements into this environment would seem to be illogical given the Fosse Way's record as a high risk travel route. Pedestrians requiring access to and from the site in the winter months would be at extreme hazard, particularly as there are no pavements or lighting. The exposure of young children to such a high risk environment would be specifically irresponsible, particularly when more family-friendly options are available.

3. Access to local amenities

Unless the travellers who occupy the site - if this proposal was to go ahead - wished to occupy the front row at their own Annual Traveller Convention at the WEC, there are no local amenities. No shops, schools, doctors surgeries, recreational facilities or any other form of entertainment exist within easy walking distance. All journeys would have to be made by car, resulting in significant environmental impact and thus CO2 implications. Given the current overloading of all existing amenities, schools and medical facilities generally in the Leamington area, travellers would have to travel some distance to obtain the spaces they require, at great inconvenience to themselves and their families.

Overall, the proposal has such a limited degree of acceptablility as to be unconscionable. The prospect of local rate-payers' money being used, in effect, to close down a thriving local business to allow such a scheme to proceed would require hitherto unfound benefits to be found in such number that would defy description.

I trust that you will take my views into account when reaching your decision.

It is with horror we have learnt of the proposal of siting traveller sites close to the village of Harbury.
We have been residents of Harbury for thirty seven years and feel strongly opposed to this ill-thought out proposal for a number of reasons.

1/ There has been a significant build-up of traffic on the Fosse Way which connects all the sites in recent times due mostly to the great expansion of workers travelling to the Gaydon factory sites. This would serve to make this considerably worse.
2/ The Combined School in Harbury has always maintained a high standard of education for local children. An influx of traveller children would put a considerable strain on resources,unjustifiably adversely affecting the village children.
3/ The local Doctors surgery in Harbury already serves a number of local villages and is always under strain. This would significantly increase the pressure to maintain services.
4/ Whether it offends the supporters of political correctness or not, the simple truth is that people like ourselves, the vast majority of people who have worked hard, paid income tax, council and road tax and national insurance in the thousands of pounds for many years bitterly and justifiably resent these people who turn up and expect special attention and definitely DO NOT PAY THEIR DUES. There is no doubt whatsoever that this would cause considerable bitterness.

Site has no mains sewerage, drainage or gas and only a limited rural electricity supply line so fails to meet the Council's site requirement criteria.

At this point the Fosse Way is on its original alignment so considerable archaeological remains will be destroyed as previous remains have been found locally. Therefore it's important that archaeology and heritage of the area can be recovered and safeguarded prior to any site works.

The proposed site will cover 0.8 hectare (8000 m²) which is four times the size of the Exhibition Centre and could increase if working space is also included. The large number and variety of caravans and vehicles in the bottom of the valley cannot be integrated into the landscape without harming the visual appearance and character of the area. Also the historic traditional Woodlands provide habitat for birds and small mammals (Pipistrelle bats, great crested newts) and would be greatly affected by the site and possible intrusion and activities of younger residents.

The village of Radford Semele over 1.5 miles away and there is a very small community in Fosse Way (20 houses) within half a mile of the site. The 120 residents on site will absorb rather than integrate with this small local community so will not encourage peaceful and integrated co-existence.

The proposed site has no mains sewerage, drainage or gas and the electricity supply is a limited rural line which will possibly need upgrading to an increase in demand.

The perception of the site will impact on the Warwickshire Exhibition Centre which is likely to lose events and make it impossible to continue operating resulting in job losses. Local economy will lose the money spent on accommodation, food, entertainment etc from visitors to the Exhibition Centre (c£5m). Additionally several other local businesses (employing between 50 and 60 people) would be caused significant difficulties by this development.

Unauthorised expansion from the site onto agricultural land could mean contractors would not risk tractors and equipment and together with crop damage and possible rubbish deposits could result in the land becoming unsightly and unfarmed.

Fosse Alpaca and Kune Kune Pigs are located close to the site, and it is important to protect the animals from diseases (foot and mouth, bTB and Parro virus) which can be spread by human trespass and unvaccinated dogs. The animals graze on fields between the site and the Grand Union Canal.

The site will be major invasion into the openness of the countryside and will be an irreversible urbanisation of the entire area and make further 'ribbon' development harder to resist.

Dear Sirs,

I am writing to register my opposition to the possible use of Site GT02 as a Gyspy and Travellers Site under the new Local Plan.
I believe this land is an unsuitable site for such a usage for a number of reasons including...

1. The impact it will have on the local economy particularly at a time when there is already pressure on jobs in rural locations. Its impact on the Warwickshire Exhibition Centre which currently occupies part of the proposed site is likely to result in the closure of what is a growing business providing full-time and part-time employment for local people, as well as work for other members of the local community during exhibitions. Local shops in the village, pubs and restaurants in Radford Semele, Offchurch and further afield and local B&B facilities all also benefit when exhibitions are being staged - a much-needed boost which will be lost if the Exhibition Centre closes.

2. There is a requirement for such a site to be suitable for access to, among others, education and health facilities. But the primary school in Radford Semele is already full to capacity, to the extent that children in the village have been turned down for beginners places in the forthcoming school years and have instead been offered places at a school on the Sydenham estate in Leamington which is itself approaching capacity. I also understand that the nearest doctors' surgery on the Sydenham estate is currently not taking on any new patients; and there is no bus service to the next nearest surgery almost five miles from GT02.

3. The proposed GT02 site is on low-lying land which has been prone to some degree of flooding and where there are no mains sewerage facilities. In addition the site will be visually detrimental to the rural nature of the area, not least because it will be prominent from three of the four approaches to the roundabout at the junction of the B425 and the Fosse Way.

4. Any development in that area is also likely to have a detrimental effect on the wildlife habitat of the adjacent protected ancient woodland for which this region was once noted.

5. The site is also on the Archaeological Register, and such development will prevent any further historical exploration.

6. In addition the proposed site is on what has already been designated a high risk travel route, with more than 12 serious accidents in the past three years; there are no pavements, no street lighting, and to walk or cycle on such busy commuter routes presents a clear danger.

Re: Response to site GT02
(Land abutting the Fosse Way at its junction with the A425)

Dear Sir / Madam,

I am writing to object to the proposal to use land in the vicinity of the Warwickshire Exhibition Centre for a traveller / gypsy site.

Although I recognise sites have to be found, there a number of factors which make this particular site unsuitable. As a parent to three young boys, my first concern is around the pressure it will place on the primary school in Radford Semele. Class sizes are already in excess of 30, a situation which will only worsen when the 110 houses to the south of the village are built. I believe this further development, if approved, will create undue pressure on the school & other local services including the pre-school & doctor's surgery. The latter has no capacity to take significant numbers of new patients.

I'm also concerned about the impact on the local economy. At a time where the Government is talking about supporting private enterprise to create the jobs we need, it seems crazy to threaten one of our largest local employers. The Warwickshire Exhibition Centre will almost certainly have to close with a loss of up to forty jobs. This doesn't take into account the jobs indirectly supported by the circa two million pounds the Centre brings into the local economy. There's every reason to believe this business could be become even more significant, not just locally but regionally in the years to come.

I was very surprised to hear the site was being considered due to impact on the rural environment. Given that it would be located at the bottom of the valley, the visual impact would be high - thousands of cars use routes past that site into Radford Semele, Leamington and beyond. For many of these motorists / travellers, the first they'll see of Leamington & Warwick is this site. No amount of hedges could soften the impact of such a development.

I am also concerned about the safety aspect of the site. As mentioned above, the surrounding roads support high volumes of vehicular traffic & have been labelled by the Highways Agency as a high risk travel route. Anyone walking the relatively short distance between the proposed site and Radford Semele would acknowledge the danger. I wouldn't allow my sons to walk this route due to the speed of the traffic & the fact that there's no pavement on either side of the road. There seems to be little in the way of an alternative given the poor transport links; the bus stop is an overgrown verge, again with no pavement.

Due to the unsuitable nature of the site, I ask Warwick District Council to drop GT02 from its list of potential plots

No safe access to public transport. Bus-stop adjacent to B425 is buried in the grass verge with no proper safe hard-standing or shelter. The B425 and Fosse Way are fast main through routes and hazardous for pedestrians and motorists.

NEW LOCAL PLAN-SITES FOR GYPSIES AND TRAVELLERS

We are writing to object to the new local plan in respect of the site proposed for Gypsies and Travellers at GT02 land abutting the Fosse Way at its junction with the B425.

Fosse Alpaca and Kune Kune Pigs, a Division of Helle-Lorentzen Limited, farm land near to the above proposed site for the breeding and sale of rare breed livestock.

We have built up our alpaca herd over the last 10 years and it currently stands at 35 animals. Our herd consists of 13 stud males, including champion show animals, 2 male wethers, and 20 females with cria at foot. The value of our herd is currently £180-200,000 and the animals provide us with income from products made from their fleece.

We are members of the British Alpaca Society and British Kune Kune Pig Society and our herds are part of the recognised National Herds. As alpaca and kune kune owners with valuable animals we are extremely conscious of bio-security and the need to protect our animals from diseases such as foot and
mouth, bTB and parvo virus. These diseases can be spread by human trespass and rogue animals such as cats and dogs. In particular young cats carry a virus which is known to cause abortion in most mammals. Our primary objection to the proposed site is that its nearby proximity to our farm exposes us to uncontrolled access by unvaccinated dogs and cats and human trespass from possible contaminated sources. Further we birth alpaca cria each year and the possible abortion of cria due to stress from dogs and cats, or human trespass, would incur financial loss and considerable distress.

Our second objection is that the site, which may be used for commercial activity (as yet undefined as suitable or contributing to sustainability) cannot be satisfactorily integrated into the local landscape which is of an agricultural and rural nature with long established farming operations. We annually exhibit our animals at local events such as the Myton Hospice Fete Day, Saltisford Canal
Trust Heritage Weekend and the Xmas Craft Fair at the Warwickshire Exhibition Centre.

Our third objection is that the travellers' site would have a major negative impact upon the economic success of the Warwickshire Exhibition Centre and the amount of exhibitors and visitors it draws in nationally, and the valuable income these visitors produce for the local community. It is more than likely that the impact of the site would put the financial security of the Warwickshire Exhibition Centre in
jeopardy with the possibility of lost jobs and in addition lost income for other local businesses such as B&B's, hotels, shops and public houses.

Our fourth objection is that there is no convenient access to a GP surgery. The nearest one is full and the nearest alternative is some 5 miles away. Therefore we are of the opinion that the proposed site cannot avoid placing undue pressure on the local infrastructure and services. Our fifth objection is that there is no safe access to public transport. Whilst there is a bus-stop in the verge on the adjacent B425 this is buried in the grass verge with no proper safe hard-standing or shelter.

Both the B425 and Fosse Way are fast main through routes and the numerous traffic warning signs tell their own story as to the hazards faced by pedestrians and motorists. In conclusion, we can only come to the view that the proposed site is totally unsatisfactory for the proposed use as a travellers' site and will only be of detriment to the local businesses, local economy and of great harm to the character of the area and its community.

Local GP surgeries are either full or not served by public transport meaning no convenient access.
Radford Primary School is almost full and will be oversubscribed if the proposed new houses are built in the village. Harbury Primary School is also full.
The public transport is satisfactory but residents are likely to use their own transport. There is a bus stop on the B425 but no pedestrian links from it to the potential site.
Site will generate hundreds of traffic movements daily adding to peak time delays on a fast road that is designated a High Risk Route by the County Council. Being on the junction of two major roads the access may require highway improvements but it's unwise to introduce more traffic here. Also any new bus shelters, pedestrian crossing, street lighting etc will add to the urbanization of the area.
Fosse Way a very busy main road which creates the potential for noise and disturbance to site residents
Site has no mains sewerage, drainage or gas and only a limited rural electricity supply line so fails to meet the Council's site requirement criteria.
At this point the Fosse Way is on its original alignment so considerable archaeological remains will be destroyed as previous remains have been found locally. Therefore it's important that archaeology and heritage of the area can be recovered and safeguarded prior to any site works.
The proposed site will cover 0.8 hectare (8000 m²) which is four times the size of the Exhibition Centre and could increase if working space is also included. The large number and variety of caravans and vehicles in the bottom of the valley cannot be integrated into the landscape without harming the visual appearance and character of the area. Also the historic traditional Woodlands provide habitat for birds and small mammals (Pipistrelle bats, great crested newts) and would be greatly affected by the site and possible intrusion and activities of younger residents.
The village of Radford Semele over 1.5 miles away and there is a very small community in Fosse Way (20 houses) within half a mile of the site. The 120 residents on site will absorb rather than integrate with this small local community so will not encourage peaceful and integrated co-existence.
The proposed site has no mains sewerage, drainage or gas and the electricity supply is a limited rural line which will possibly need upgrading to an increase in demand.
The perception of the site will impact on the Warwickshire Exhibition Centre which is likely to lose events and make it impossible to continue operating resulting in job losses. Local economy will lose the money spent on accommodation, food, entertainment etc from visitors to the Exhibition Centre (c£5m). Additionally several other local businesses (employing between 50 and 60 people) would be caused significant difficulties by this development.
Unauthorised expansion from the site onto agricultural land could mean contractors would not risk tractors and equipment and together with crop damage and possible rubbish deposits could result in the land becoming unsightly and unfarmed.
Fosse Alpaca and Kune Kune Pigs are located close to the site, and it is important to protect the animals from diseases (foot and mouth, bTB and Parro virus) which can be spread by human trespass and unvaccinated dogs. The animals graze on fields between the site and the Grand Union Canal.
The site will be major invasion into the openness of the countryside and will be an irreversible urbanisation of the entire area and make further 'ribbon' development harder to resist.

*The existing Exhibition Centre drawers visitors to the area which is good for the local economy.
