But traffic management in Kenilworth will be a big issue if more houses are added in.

No change needed in any of the town centres.
Leamington has won awards for best town centre for shops.
Kenilworth has many empty shops, why develop more?

The old library and museum.
Unoccupied properties in Warwick and Leamington Spa about 2500, such as old Potterton's site.

why two questions about the town centres? You are missing the point about what is a local centre. You are wanting to put housing outside the town but develop inside the town. You can only strengthen effectively when you strengthen locally eg, where the homes are. Develop Warwick Gates into a commmunity, give Chase Meadow a community, strengthen existing communities in your urban communities that are not in the town centres.

At the Kings Hill project, this land is quite high and would overlook the area. Surely this would be flooding to people living in Green Lane

The idea of a station in Kenilworth has been discussed for at least 20 years. I don't understand why there is an emphasis on development in kenilworth , which is small and with few jobs. The roads are already very busy. i believe leamington could be considered for development as it already has the infrastructure.

Representation Summary:

The principle of accomodating new retail and town centre uses within and adjoining the main centres in the district, in order to sustain and enhance their vitality and viability, accords with government policy and is supported, it should be recognised that it is not possible to meet all of the identified retail floorspace needs in the Council's Retail and Leisure Study in such locations. Therefore a criteria based policy is needed in the Core Strategy to enable appropriate out of centre retail developments to be considered, in addition to any specific policies/proposals for retail/town centre uses in the main centres.

Generally agree, however economic situations create more empty shops, empty offices, no need perhaps to develop more, rates should be reasonable for small businesses.

WDC should take the initiative in setting up Development Agencies to regenerate Old Town and canal side areas. This development could include mixed employment (workshop) and housing. There is already too much retail space and unused sites could be developed.

Representation Summary:

This is a meaningless question. It is impossible to say whether the Council has identified "all reasonable options".
The section on Kenilworth is complacent. The Talisman Square development has stalled and there are still empty business premises in the town centre. There is a heavy reliance on food and drink outlets. Outside the town centre there have recently been a worrying number of applicants for changes from business use to residential use.
