1.Increased flooding risk to the Ladycroft, Knightley Close, New Street areas.
2.Access point near Queen Street/Offchurch Road junction will cause large increase in traffic on the narrow Offchurch Road and increased congestion at the Rugby Road/Windmill Hill junction during peak periods.
3.Traffic to/ from Coventry Road using Church Hill will pass through Cubbington village center or
Price Road which could become a 'rat run'.
4.Traffic accessing, M40 and industrial estates south of the river will have to pass through Leamington.
5.Local schools and doctors will become overloaded.
