Wedgnock Farm along with the proposed large development at Hatton would put intolerable pressure on rural local roads. When there is accidents on the M40 traffic comes through Warwick and the surrounding lanes which currently are unable to cope. These two proposed developments would cause gridlock in this area. The traffic in this area was recently severely disrupted during the road works outside the Hatton Locks development. Local people use the narrow lanes in the area to avoid this congestion which would only increase if these two developments were approved.

The strategy to focus economic development alongside existing and planned public transport and housing focusses the development on the West of Warwick/Hatton area.
The Gaydon area is dependent on JLR for employment. Jaguar itself has been for many years. Land Rover is profitable but is a "big bet" for the area, in a competitive, fast evolving market for vehicles. The large, energy hungry vehicles that Land Rover make are of dubious sustainability.
Relying on this employer in the Gaydon area is highly risky. There should be diversification of employment around Gaydon to ensure that the area is economically sustainable.

You should not be supporting of facilitating development in these rural areas. Areas for employment growth need to be in established built up areas such as Warwick, Leamington or Stratford, and not in the middle of the countryside where they have no public transport links

I think the suggested employment growth site at Red House Farm (SG09) is a good location given its proximity to the M40. It is also a sensible site for a Park & Ride scheme to serve Warwick, Leamington and Whitnash.

BFI’s storage facility at Lighthorne forms an integral part of the BFI’s National Archive. BFI is currently looking at options to expand its operations at this long-established brownfield site.
BFI supports draft Policy Direction 12 which recognises that sites meeting business and community needs in rural areas may have to be found adjacent to or beyond existing settlements, and in locations that are not well served by public transport. BFI supports that the use of previously developed land will be encouraged where suitable opportunities exist.

2 of the 3 proposals will negatively impact Bishop's Tachbrook. The Banbury Road has fast nose to tail traffic at peak hours causing long queues for residents and those from Whitnash reaching the M40 or Warwick. The Mallory Road/Banbury Road junction is dangerous to use with frequent collisions (large pieces of car debris there again today). Repeated calls for junction improvement by residents have been ignored. Further developments along the Banbury Road which cause yet more traffic will make travel to and from Bishop's Tachbrook in that direction even more difficult.

We broadly agree with the approach, but have considerable reservations about effective methods to ensure that only small scale B8 type uses are permitted in the Gaydon area. Robust policy controls are needed to constrain any warehouse type of use in this location.

Rather than a few large industrial sites, I'd prefer to see industry placed nearer to the settlements where workers live. This would mean a more even spread of employment opportunities throughout South Warwickshire, and also make the new town settlements like LMAGV better self contained towns. It would also reduce some of the transport demands and potentially save money on building large items of transport infrastructure just to permit large scale commuting across the county.

Again these projects concern new layouts and additional roads ! Before creating these roads may I suggest you concentrate on local roads which are a disgrace before creating further potential pothole projects !!

I disagree with the proposal to use land at Wedgnock Park Farm (SG07) and think the alternative option at Red House Farm is a better option. Road access to SG07 would have to make use of the already congested Birmingham Road and the A46 whereas the other option has direct M40 access. I also strongly object to the use of green belt land when there are other options available. Green belt should not be used just to get a solution delivered more quickly. We have to think of the environmental impact of always selecting green belt.

The Plan proposes 125ha, the upper limit of development. This is unnecessary and will have larger impacts on important environmental assets and habitats in the area, as well as designated sites and protected species, and does not align with UK 30% by 2030 targets.
The allocations are directly next to Chesterton Wood, an important Local Wildlife site, and extremely close to the River Avon and Tributaries LWS, Redlands Brake PLWS, New Waters LWS, Budbrooke Farm Woodlands and Black Brake Plantation LWS, development on which would have detrimental effects for wildlife and climate change targets.

Evidence recommends that between 75 and 125ha of land be allocated for Employment Growth, however the Plan proposes 125ha, the upper limit of development. There is a lack of up to date employment need data, and no evidence for Strategic Industrial Need before 2045.
