No - Over emphasis on building on areas of restraint - More brown field sites should be utilised eg. Queensway/Fords (More housing here) land here derelict/ an eyesore. No more industrial units. Housing could be built and relieve the pressure form rural/agricultural land. Area of restraint upheld by Inspector for Woodside Farm. Where is the rationale for removing it now?
Too much concentration of building in one way sweeping away from Woodside through the extension of Warwick Gates to Europa. Warwick Gates already built in last 10 years- No more in this area. Disperse the concentration

The green belt land surrounding our area should not be used given there are existing run down areas which could be used for housing development if the need was required.

There is a vast area which was the previous Peugeot car factory which could accommodate 4,200 houses without using green belt land. Surely more careful consideration should be given to using sites of this nature.

Keep existing areas of restraint as the inspector said they should. Build on derelict sites such as Queensway, more on Fords, Station Approach, upper floors of empty shops and offices. Whitnash already has 2000+ houses dumped on it with Warwick Gates. No More! Spread some around. Perhaps 20/30 added onto lots of villages.

Where is the basis for housing requirement, hundreds of properties for sale in the local papers. The village housing needs survey showed that only 15 were necessary.

The council should make every effort to find brownfield sites. Or consider spreading housing around other villages and not just put the whole lot in one increasingly pressured but still pleasant area. Land adjacent to the Trident centre of Tachbrook Road could be considered. Or direct growth south of Coventry.

I understand that the original proposal for this area was 2700 in 2008 but this has now jumped to approximately 5000. Why is this?

Land South of Coventry should be used first for Warwick District.

Warwick Parkway area should be considered.

Spread development out between villages 10 to 20 in each.

University of Warwick should provide more housing on campus for students to relieve pressure in leamington.

Why is it necessary to actually build these houses near Bishops Tachbrook? In the Courier last friday there were 76 pages of houses for sale or let, but only on page of vacancies for jobs.

Ignoring the problems of infrastructure etc, who is going to buy these houses?

The Warwick development where Pottertons once stood still seems to have many unsold homes.

The Council may find that a lot of sites with p/p will not be developed or planning permission will lapse because of the credit crunch/recession.

At the present time, developers are not building new homes because of the recession and this has a knock-on effect for the Council's housing completion figures.

We notice that the Council have allowed for a 2.5% slippage of houses not being built or p/p lapsing but because of the credit crunch we feel this is a too conservative estimate. We feel this is more likely to be 10%.

In order to support the housing needs of the district I would strongly argue that villages should be expanded as opposed to building on the land West of Europa Way and South of Harbury Lane.

Expansion of villages would provide affordable houses for first time buyers (the core strategy notes that rising house prices have resulted in younger residents being unable to remain in the communities and as a result the local population has generally become older and less mixed). This will ensure that village primary schools remain viable and would support village shops, community centres, churches etc.

Deeply concerned about the loss of the green spaces at national and county level. This is through piecemeal erosion of the countryside through urban sprawl, particularly with the joining up of Leamington Spa and Warwick, Leamington's urban sprawl and most recently, Warwick Gates expansion.
Proposed housing at south of Harbury Lane and Heathcote will result in the loss of identity for Bishops Tachbrook with the loss of finite green space between Whitnash and Bishops Tachbrook. Priority should be given to the conservation and restoration of existing towns.
