There may be noise and pollution issues from the nearby major roads, and possibly also from former landfill use of part of the site. Visual impact on the Grade-1-listed Park and Garden at Castle Park could be adversely affected. No facilities or services are near the site. Watercourses and ponds need protecting from any development, and further study of them might affect use of the site.
