Whilst I don't like it the reason "out of town" developments do so well is because they are easy to get to with a good road infrastructure, and have free parking.

unfortunately we won't be able to provide any of these within either of the 3 town centres. You clearly haven't looked at all the possible options and the infrastructure that is needed to go with it.

I agree with supporting the independant retailers, but lots of shops remain empty like the old lee longlands building and the rent is too high in the town centre. Address this first then develop
