-Hatton Station is a suitable settlement to receive an additional allocation of 25 units over the Plan period. The sustainability of Hatton Station with its very high accessibility credentials due to the train station mean that the settlement could accommodate a higher level of housing growth.
-12,300 homes across the District will place additional pressure on infrastructure and by locating additional housing in settlements which promote train travel, the impact on infrastructure will be reduced.

-Site 3 has been discounted due to highway concerns which at the current speed limit of 50mph is correct, suitable visibility cannot be achieved.

-At 40mph or below, a suitable access to Site 3 from either Station Road or Old Station Lane can be achieved including full visibility and therefore by extending the 30mph speed limit across Station Road, development at Site 3 would be suitable. This approach would not only enable suitable visibility splays to be achieved but also increase highway safety in the locality.
-A Highways Access Report has been commissioned and provided which demonstrates suitable access can be achieved from either Station Road or Old Station Lane. Site 3 can therefore not be discounted on Highway concerns.

1) The former Storage Depot, off Oakdene Cresent

-The location of Site has access to the rear of existing residential properties, with the access running directly through the existing estate which will have a greater impact on existing residents and also raise concerns regarding congestion with cars being parked on-street.
-Potential contamination of site from railway.
-Protected species on site. The ecological constraints and the need for a green buffer questions whether the site will be able to accommodate the 20 units proposed.
-No evidence to suggest that the site could offer community benefits (i.e. new village green, allotments, children's play area) compared to those which could be offered at Site 3.

2) Land off Station Road

-Available access option would have an impact on existing residents. Site 3 is the only site that can be accessed without direct impact on existing residential properties.

-It is recognise that there is potential for contamination due to proximity to the railway and it has also been identified that there is evidence of protected species at Site 1. Comparatively, Site 3 has not been assessed as having these additional constraints. Both sites are similar on other consideration including landscape and loss of Green Belt. Therefore any comparative environmental assessment between Site 1 and Site 3 would clearly indicate a preference for Site 3.
