This development covering 190ha will have a significant detrimental impact to biodiversity, heritage sites, rural character, the local community and the eight private properties of Lower Spring Farm and Upper Spring Farm. The site lacks all the necessary infrastructure to support such a development. The Feldon Basin land frequently floods, there is no integrated transport infrastructure, no railway station, dependancy upon motor vehicles. J12 has become increasingly busy and is not designed to handle the requirements from this development. Ancient wood Itchington Holt and is inhabitants will be severely impacted. This development is entirely incompatible with the rural area.

The proposed developments at SG13 would cause significant harm to the rural landscape, destroying greenfield sites and wildlife habitats in an area already experiencing over development. These areas lack rail connectivity, contradicting the Local Plan’s sustainability objectives. Existing road infrastructure is already congested, with no viable alternatives. Justifying development based on a single employer is flawed. Equally, continued commercial development to retrospectively justify over-population risks dramatic consequences including flooding and air pollution. Allowing these proposals sets a dangerous precedent. They fail to align with sustainable growth principles, overburden infrastructure, and permanently alter the countryside, making them inappropriate and unsustainable.

This site (along with SG14/G1) is one of the most suitable sites for housing of all. It is well supported by access to the M40 motorway junction 12 which has recently been upgraded. Housing developments alongside motorway corridors are already established in relation to the M40 as elsewhere nationally and because of the motorway the countryside here, whilst valuable, is less pristine and less ecologically important than other sites under consideration.

The effect of the current status of this area is already felt even after the major improvement to junction 12 of the M40. Peak hour traffic is significant and the area is served wholly by B roads and villages. Negotiating Bishops Itchington at these times can be awkward especially getting out of junctions against the traffic flow. Deppers Bridge, Harbury similarly affected. Further growth would have a significant impact on road quality and safety within local communities. Zero rail access.

If it's really necessary to to have new housing on this scale, the best option would be to develop existing 'new' settlements that will also include the infrastructure needed to support them i.e. offices, doctors surgeries, schools, shops etc. and also the transport links required to support the inevitable commuting and leisure travel.

Gaydon Lighthorne has been designed for this purpose and would provide these benefits with the minimum of time and cost and significantly less negative impact on the existing historically important area around Stratford and other towns and villages

I have concerns about the traffic and infrastructure issues in Wellesbourne, particularly with the proposed construction of thousands of new homes. Currently, parking and traffic congestion are significant problems, exacerbated by delivery vehicles and market days. If 5,000 new homes are built, it could lead to 40,000 additional vehicles, creating gridlock. Furthermore, I question how utilities and services can be expanded when existing providers struggle. There seems to be little consideration for sustainable energy solutions, like solar power. Additionally, there are conflicting plans regarding the future use of Wellesbourne Airfield, leaving the local community without constructive answers.
