I would highlight the traffic issues. One principal route into Leamington is ridiculous and will lead to even more people taking a 'short cut' to avoid the queues through Bishops Tachbrook.
Council should have created new school with S106 monies provided by Gallagher when Warwick Gates was developed. Instead they chose to extend existing school facilities! This has already created problems and an additional 8,000 homes would compound the problem.

We have recently moved from Essex where there is so much housing that the roads cannot cope. I had an 18 mile journey to do each day which should take around 25 mins but invariably took upwards of an hour. I can see the same thing happening here.

In addition another major concern to me as a mother of two small children is that I cannot understand why schools are not being planned. Schools in the area are over subscribed already: this will add to the already existing problem.
I would like to see details of extra leisure facilities that would need to be provided to accommodate a development of this size, which is too big and in the wrong place.

The village school is in danger of losing its village identity - also ongoing problems with cars bringing children into the village from Warwick Gates causes parking problems before and after school
Problems with water supply and water pressure when Warwick Gates was built - this led to a group being established within the village and eventual support and intervention of James Plaskitt before problems were addressed and rectified.
Danger of this happening again!

Plan will ruin our village life it would go from being quiet and resful place, with noises not only from M40. but all round village. If main routes get blocked they will racing through main road of village, we have it sometimes already, but will get worse with more houses. I know we need new housing but 4200 so near us OTT. Surely there are more suitable places with roads and service.
What is going to happen to people in Mobile Home Park who choose to live in quiet area and will be in middle of new homes.

There is only one general store serving Bishops Tachbrook.
There is only one infant school in Bishops Tachbrook (causing traffic parking problems at drop off and pick up times).
There is only one post office serving Whitnash and Bishops Tachbrook and Warwick Gates.
The bus service from Bishops Tachbrook is poor i.e. one bus every hour.
Mallory Road in Bishops Tachbrook is already a busy thoroughfare for M40 commuters.
An increase of some 10k people in 4.2k dwellings would further increase the overworked Croft Medical Centre in Bishops Tachbrook and the Sydenham as welll as the medical centre on Warwick Gates.

To further my concerns, I am worried that there are no plans for any other schools. I have a young child and plans for more children. I want them to go to the village school but this will not be possible with all these new homes and no schools built. Tachbrook school and Whitnash are already stretched with the arrival of Warwick Gates and no school built. This is a mistake that can not be made again!!!

Moved from Cubbington to Bishops Tachbrook for village life not found in Cubbington as its been too completely swallowed as Leamington suburb. Building on land between Warwick Gates and Bishops Tachbrook will be start of end of Bishops Tachbrook as village. Land has been chosenas it sits close by Warwick Gates and road infrastructure is in place. Not a good enough reason as social infrastructure is missing - schools, shops, restaurants, post office, pubs etc. Our local schools are oversubscribed and Warwick Gates has few shops or amentiies to cater for that development never mind a new one.

One of my concerns is not just the number but there is no mention of further schools. Bear in mind that primary schools struggle with numbers now. The increase in traffic and vandalism and the wildlife environment which is important to any village which we are all trying to preserve. The deterioration in this aspect has to be halted.

I specifically moved to a village community to avoid the exact problem that you are now proposing to drop on my door step. Larger communities inherinently breed a bigger problem of anti-social behaviour, traffic problems and a strain on an infrastructure that is struggling to cope as it is.

Proposed site would ruin village. five times as many houses as now. Already traffic congestion blocks up entrance and exits at times. Local school at bursting point. No local post office in village, only one shop. Local bus service very poor, none on Sundays or Bank Holidays means using own transport for most transactions. Gap between Warwick Gates and edge of village only few hundred metres now, all of which rich agricultural ground. We are supposed to be growing more of our own food. Where is this land going to be when you are dumping more houses on these sites.

Our social infrastructure is already stretched to capacity. Local children in Whitnash are finding it hard to secure places in their primary schools. We have no post office in Bishops Tachbrook and local shop does not provide range of fresh produce and competitively priced goods.
Community hall for village is apparently still in pipeline despite efforts of our departed vicar and you propose to add more pressure to our already stretched meagre resources?! Try planning and creating communities rather than jaded, souless rabit warrens where young, old and harrassed commuters barely feel an attachment to the place they call home!

Since Warwick Gates was built we have seen increased flooding on Bishops Tachbrook Road, especially at the entrance to the village; what has been planned to solve the problem?
Water supply pressure is not good at times in some parts of the village (top of Kingsley Road), more houses would surely make the problem worse.

Concentrations of housing will place more pressure on Warwick, Leamington and villages. Towns brought virtually to standstill by rush hour traffic. Morning queues to towns from south stretch onto M40 and Banbury Road.
Bishops Tachbrook affected badly. Journeys to hospital difficult. Inadequate bus service.
Canal, river and railway bridges limit traffic flow. Expansion would severely affect residents quality of life.
Lack of school at Warwick Gates means children obtained places in Bishops Tachbrook school resulting in village children being refused. They have to be driven to school.
Enormous housing estates will re-create serious water supply difficulties already suffered.

Cutting of hedges, grass and removing of broken glass, grafitti not done now by Council. How do you hope to do this with an extra 4,200 more homes to look after?
