-No convenient access to a GP surgery or school and it would place additional pressure on nearby amenities
-There is no direct public transport or footpath access to the site, which could pose a road safety hazard
-Concern over feasibility of integrated co-existence, due to local opposition
-Concern over road safety on Fosse Way from vehicle access to the site
-Proximity of road poses a safety hazard to residents, in particular children
-No existing utilities on site e.g. sewerage and gas
-Adverse visual and physical impact on the rural landscape from exposed location harming the character of the area
-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy
