I would like to object in the strongest terms to this development. This area is not suitable to take a housing development of this size because.

the local schools are at capacity and are already oversubscribed as are the Doctors & Dental surgery's.
This will increase the pressure on Warwick hospital which is also struggling to cope with the amount of people in the area. I note in the local plan that there is no help offered to Warwick Hospital to cope with this addition of people.

This will greatly increase traffic into Warwick making the roads more dangerous and Junctions onto the main roads will have even larger bottle necks at peak times. this will increase pollution levels and cause health issues which I understand are already at dangerous levels.

More traffic will be forced down , Banbury Road, Europa Way Myton Road into town or through to Warwick Town & the Sainsburys & AP Roundabouts and onwards from there. Even with improvements this will make South Leamington a miserable place to drive through. It is not an appropriate development and should not take place.

the land will be at greater risk of flooding due to the use of change of lands purpose.

it is an area of natural Beauty with historical interest. Before any building can take place an archaeological survey would need to be carried out.

Local needs is for affordable houses for first time buyers and places for the elderly. This site is not offering these in any meaningful number, if at all. Local needs should be for people who wish to live & work in the Leamington & Warwick area not for people to commute to London. We do not need another Warwick Gates!!

Local residence are not requesting any new builds on this scale, it is just an opportunist developer and the council should not be including this in the local plan. This site is not necessary.
