The site is close to existing residential areas (Chase Meadow development) leading to potential for noise and other nuisance, and not meeting the need to promote peaceful and integrated co-existence with the local community.
It would be clearly visible from Hampton Road (A4189) and also the Warwick Racecourse and town centre giving a poor image of the area to visitors to Warwick and passing traffic, and spoiling what is at present a pleasant greenfield area. Part of the Racecourse would be absorbed by the site leading to a loss of facilities for racing.
