In principal, I support this policy however for clarification and consistency with reference to Policy HS5, perhaps further bullet point around sport can be added:
i) Any building proposed in conjunction with watersports, should be designed to accommodate the flooding of the area, and any required social/meeting space should be located above the flood level.
