The site does not have convenient access to GP surgeries, schools or public transport. Pedestrian access to local facilities is dangerous. It is therefore an isolated site and not a sustainable location. Also query the Sustainability Appraisal's assessment that proximity to schools is a 'minor positive'. This is contrary to government advice and NPPF.

It is noted that the allocation/planning application for development at Europa Way includes the provision of local facilities but the timescale for delivering this is unknown and therefore cannot be relied upon when looking to allocate gypsy/traveller sites at this stage.

The previous use as a landfill site is a major negative factor. It is not clear that the permission for a touring caravan use (and thus the remediation conditions it imposed on the site) has been implemented. The proximity of a busy A class road would also have a negative impact on residents health.

This site is susceptible to flooding and the consultation documents have not adequately addressed this issue in relation to a permanent caravan site.

The previous permission for touring caravan use does not imply that a permanent caravan use would be acceptable, for the reasons set out above. In addition, the landowners' intentions are unknown which questions the site's deliverability.
