In my opinion at least 10ha should be allocated at Thickthorn net of any land for such uses as Fire Station relocation. Uses need to be broader than B1 offices and need to cover all of B1 plus B2 & B8 - the later perhaps subject to a 5,000sqm cap with ancillary uses such as Hotel - Pub / restaurant and car showrooms being considered subject to compatibility with proposed residential. Flexibility is key.
Thought needs to be given to relocation of employment uses from Common Lane Estate who may need financial support to relocate to better quality premises

However alternate uses at Common Lane Industrial Estate can only be considered if adequate provision is made for employment land - B1/2/8 uses that currently exist at Common Lane on the Thickthorn site. Financial support may be required to facilitate these existing employers in town to relocate and keep their workforce in the town

In my opinion as a property adviser the allocation should be increased to at least 10 ha and should not be exclusively office led and should included other uses within Class B subject to their compatibility with adjoining development and conditional upon high quality buildings being developed appropriate for their use and purpose.
