A better definition of what development is needed is required. Smaller properties could benefit the land some of the land noted as being part of the Registered Park and Garden for Guys Cliffe. Some of the land could provide much needed open space.

Increased density can deprive people of gardens and open space. Smaller properties should actually have larger garden areas plus access to green areas.

The criteria, grounds and implementation of the Levy need to be clearly set out. Clarity on the relationship between the Levy and S106 is also needed to ensure developers feel they are not over paying for consents.
