We contend that the SWLP should plan to accommodate a minimum of 2,188 dwellings per annum, in line with the 2024 NPPF Standard Method. However, 2,188 dwellings per annum is the minimum and frankly South Warwickshire should plan for a higher level of provision than this because of failures in viability, failures in land ownership provision and failures to provide within the agreed time span for the Local Plan.

Representation Summary:

Our clients legally object to your consultation. It is not legally sound as it does not include any focus on the Government Directive to focus development on land surrounding commuter train stations. You should hold an additional consultation focusing on this Directive and focus development on areas such as our client's land interests around Claverdon Station.

Our proposals include expansion of the existing station and its facilities, proper and reasonable car parking, a range of residential development, a new public park for Claverdon and a new pedestrian and cycle route between the centre of Claverdon and the railway station, all of which will be surrounded by new tree planting and landscaping to assist the wider landscape and requirements for open space and biodiversity.

The present consultation document does not take account of the government's statement issued jointly by The Rt Hon Angela Rayner MP and The Rt Hon Rachel Reeves MP focusing the new development opportunities for Iand surrounding commuter train stations such as the one at Claverdon where our Clients own the surrounding land to that station. We have issued separately a Legal Objection in respect of your present consultation because it does not include any focus on this new Directive.

Reserve sites should be allocated now in order to avoid the need for an early review of the Plan when unmet needs are eventually agreed.
