The new HELAA assessment is inadequate and should be more comprehensive and include agricultural land value and should include an element of local input from Parish Councils. In addition, the HELAA should take into account previous land assessments eg: SDC SHLAA process and previous planning appeal and Public Enquiry decisions on land use. The call for sites in Welford on Avon includes land that is contrary to the Welford NDP Policy HE6 and has been rejected at a Public Enquiry.

Proposal E1 is unsustainable - emplyment is north of the river Avon, this is South. Without a new river crossing this can't proceed. Over £100m is needed.
WCC have already stopped further development in this area due to highwaays restrictions.
Welford on Avon isnt a route to get traffic to the north - the bridge is a listed building and has a GWL of 10t. there are 2 single file traffic points in the village.
We have a dark skys policy INF1
The rail link heads south not north to all the employment - its a red herring

New town proposal E1 should be removed.

Its completely unsustainable - major housing development in the middle of nowhere !

all empleyment is north of stratford and the river avon and this proposal is south of the river.

The only way this could be considered is if new river crossings were established to the east and west of stratford upon avon. £100-200m please.

History shows that there is a demographic shift away from cities and as such there is not a need to concrete over more open countryside. Coventry didnt hit its housing needs targets.

Redevelopemt of industrial land should be the first priority.

The infrastructure is needed before the major housing schemes are approved.

No more 'you'll get it in time' because to date we haven't, so road, cycle ways, schooling, sewage, electricity needs to be in place before or at the same time as development not some time later.

One example: the Welford on Avon sewage system is completely inadequate - at time of heavy rain we've had RAW SEWAGE COMING FROM DRAINS IN 4 PLACES IN THE VILLAGE.

All sounds very good but none of the existing policies have been followed so why would this one be followed.

Most of the proposed development for new settlemtns is in open countrside, this demands low density, small scale developments; 5 -10 houses at a time.

Tenure:
Affordable housing should be a mix of private rented and 60% market value freehold properties. Social rented should be very limited and confined to city areas where public transports is available. In much of South Wariwickshire public transport is in adequate.
