Area 737 is not suitable for development within the current plan. The road access is currently poor for the existing properties. The road is only just wide enough for one vehicle in places - due to the hedgerows - which we need to keep to support the local wildlife and character of the countryside. I am also very concerned as to whether there will be enough schooling, medical care and other amenities for such a massive increase in population. Blunts Green is already suffering from damage due to poor drainage and the increase in courier vans, horseboxes and farm machinery.

The proposed SG23 development (2500 homes), in Henley in Arden, is neither proportional, or scaleable, in view of the size of the existing town and its related physical and social infrastructure. At this time, there are c. 1500 existing dwellings and c. 3000 inhabitants. In simple pro rata terms, 2500 new dwellings would equate to an additional 5000 people. This is, simply, not viable.
The townspeople, generally, accept that some development, in Henley in Arden, is needed and is crucial to the future of the town. A considered and proportional level of appropriate development should be promoted.

Henley is a small, market town, often quoted as one of the prettiest in Warwickshire. The proposal to erect thousands of newbuilds on greenbelt land is offensive and will negatively impact on the town. We already have issues with flooding, regularly receiving flood alerts from the Environment Agency. This can only get worse with the building on land on the north west of the High Street. Furthermore, the infrastructure in the area is in no way suitable for thousands of new homes. We have one GP surgery, one (overrun) pharmacy, and our A&E at Warwick is often full to bursting.

Development on the SG23 area north of Henley in Arden will significantly add to risk of the Alne flooding and causing damage to properties near the river. Flooding in the town has got worse over the last 5 years, with the High Street, Warwick Road, Prince Harry Road, Back Lane and Beaudesert Road particularly badly affected. Increasing the impermeable surfaces in the drainage basin will result in increased rainfall run-off into the Alne.

The proposed building on SG23 constitutes a real worry for residents in the town of Henley. Henley already suffers from flooding and has seen almost annual flooding across the town for years. With climate change and the increased rainfall that comes with it, flooding is likely to increase over the coming years. If you develop SG23, flooding will have devastating impacts on the community. You will be building on green belt land which will create an impermeable surface and rainwater will flood into the town. I completely oppose the development and firmly believe other areas should be developed instead.

This will more than double the number of houses and population; overwhelm an already overstretched infrastructure, GP, Dentists, schools, roads, sewerage. The run-off alone would be huge; impossible to mitigate, causing further damage, disruption and costs to a town already regularly experiencing flooding. This is unreasonable, unfeasible, and potentially a deterrent.

Henley-in-Arden’s unique historic character and surrounding green landscape makes it a valued place to live and visit. The scale of this development will completely engulf and choke every aspect of these features, drive up costs and utterly destroy the unique visible, lived and visited experience of Henley in Arden.

The inclusion of SG23 is deeply flawed. It contains valuable woodland, ponds, and grassland that support local wildlife. Its loss would cause irreversible damage to Henley’s local environment. The claim that proximity to a train station makes this site sustainable ignores that public transport in Henley is poor, forcing total car dependency and increasing pollution. The Green Belt review confirms this land provides a strong contribution to preventing urban sprawl. Its weak connection to Henley means development would be an unnecessary intrusion into open countryside.
