SG19 should not be considered because it would:
• Double the number of houses south of the river
• Take out the amenity land between Trinity Mead and Waitrose
• Cause more congestion
This development would harm the character of the landscape. There is Overdevelopment of the area already. There would be a significant increase in traffic impacting the B4086 and Clopton bridge. Tiddington village has retained a separate identity from Stratford upon Avon through the establishment of a ‘strategic gap’ of undeveloped land, which SDC has taken into consideration when assessing planning applications. This distinction should continue to apply.

Traffic travelling through Stratford upon Avon needs a completed ring road and additional bridges over the Avon river. Visitors and locals travelling to Stratford upon Avon by car are discourage by the traffic congestion and limited parking. I do not agree with the proposed SG19 location being considered for inclusion because:
1. More suitable sites: the Bearley extension - north of Stratford, , easier road/rail links for urban areas where employment, etc already exists.
2. SG19 near to river (flooding) and not sustainable in terms of road structures, schools, health care, shopping - all traffic has to go over the ancient bridge for these amenities.
3. SG19 will lead to coalescence and urbanisation. Neighbourhood Plan was adopted with two strategic gaps in this area. Planning Appeal Inspectors have, in recent history, deemed it unacceptable to build here.

I strongly oppose the plan to add housing in the area around Tiddington. My family recently moved to Tiddington last year precisely because of it's quiet, village setting just outside Stratford. The proposed plan would completely destroy this, adding further congestion, increase flooding risk and most importantly, destroy Tiddington's unique identity that has existed for centuries.

This development would create an isolated ribbon of housing on the outskirts of Stratford. It would increase traffic through an already congested town. It would threaten the separation of Alveston & Tiddington from Stratford.
A relief road would be required, crossing the river. To do this between Alveston & Tiddington would involve crossing a wide area of flood plain, which would require an extensive and costly structure. A river crossing to the west of Stratford would would be simpler and connect easily with the exsisting road structure.

I am against this proposal that effectively doubles the number of houses south of the river ... it is just far too many and really damages the feel and amenity of the area.
As designated in the NDP, a strategic gap must be maintained between Stratford and Tiddington and with Alveston too.
All this housing can only be detrimental to the flood risk as well as causing yet more congestion in our historic town.
I am yet to be convinced of an adequate infrastructure plan that supports the growth in housing.

SG Areas which circle historic towns provide a collar affecting both the effectiveness of new development and the pre-existing town. Major growth options spread towards existing villages, potentially overwhelming them, detracting from investment in new settlements.
Infrastructure is constrained by the historic layout of the town, it suffers major congestion. The transport assessment suggests increased bus services to provide connectivity, however in a congested road system, these are unreliable and unacceptable by many. The TTG does not support SG19. It is remote from significant employment options and therefore require trips through the town to access employment and sustainable transport commuting.

Development of this area would fundamentally change the historic town of Stratford and place unacceptable strain on local infrastructure, with Clapton bridge and the town centre unable to cope with the increased traffic. Furthermore the latest Local Neighbourhood plan has already rejected any development of the area between Loxley rd and Stratford Town Football Club as this would impact the Strategic Gap identified to keep Tiddington separate from Stratford.
Further development of this area so close to the river would increase the risk of flooding, as already seen in Tiddington after the Bovis and Spitfire developments on the Loxley Rd.
