Increased transport - Birmingham Road is already busy with commuters heading to/from Warwick/Leamington & the rest of the West Midlands. When M40 is closed it is also the route for all heading from London/Oxford to the West Midlands and beyond. The current road system cannot sustain additional traffic.
Access Warwick/A46 from Hatton (via Stanks) at busy times is already a huge concern. This development will add to the large delays that local residents frequently face.

I object for the following reasons:
Local Capacity and Infrastructure Concerns
- The Stanks Island junction is already experiencing unmanageable levels of congestion. Adding a large-scale employment development to this location will only worsen this issue, both during and after construction. Expansion of the roads in this area would need to happen to alleviate this, which would be costly and cause even more congestion.
- As with site B1, local transport is not enough as it currently stands. There would need to be a reinstatement of bus services to the area, even though Stagecoach has had to cut multiple services in recent years. Refurbishments to the local railway stations would also be needed. However, there are restrictions on space available for this, which means these refurbishments could not be completed to meet the requirements of the influx of people that would be using it.
Environmental Concerns
- This site borders on Blackbrake Plantation, which is classed as Ancient Woodland. These woodlands only make up 2.5% of this country and contain vital ecosystems that cannot be replicated elsewhere. I am concerned that the construction on and subsequent use of the area would irreparably damage this woodland. I do not believe there have been sufficient protections suggested so far, and due to the fragile nature of these ecosystems, I do not believe these protections could happen due to the large scale of the project.
- The site is entirely Green Belt. These areas were designated for five specific
purposes, and this site would be going against four of them:

Brownfield and other non-Green Belt sites must be prioritised before any Green Belt is used. I do not believe that the “exceptional circumstances” for Green Belt development have been met for this site, as there are no sustainability benefits to using this site.
In conclusion, my objections to the development of the SG07 site are the same as my objections for the proposed B1 site. There is currently not the infrastructure to support the site, and it will be hard to implement the needed improvements. It will also result in the permanent alteration and potential destruction of vital wildlife habitats and ecosystems. It takes away from what makes Warwick and Hatton Park so desirable.

Wedgnock Park is former hunting park associated with Warwick Castle and has good rights of way - making it a valuable area for recreation for residents of the Capoe and Woodloes area of Warwick.

The reasons for designating Green Belt are as valid today as they were when it was designated. Chapter 13 of the NPPF attaches great importance to Green Belts. A new development, whether housing or employment, in the Green Belt would undermine the purpose of the Green Belt, harm its openness, its permanence and would erode the separation between Warwick and the West Midlands.

The Arden LCA is internationally-famous for its historical and cultural associations and is an intimate landscape with a strong sense of place. Arden has a special character which forms the primary ancient landscape in Warwickshire, and is distinguished from later planned countryside elsewhere in the county. The characteristic settlement pattern is a dispersed pattern of scattered farmsteads and hamlets, in contrast to the rest of Warwickshire. The Warwickshire Landscapes Guidelines (WLG) state that this should be maintained. The importance of the Arden LCA is reflected by SDC’s Special Landscape Areas Study identifying much of Arden as a Special Landscape Area. This designation should be incorporated into the new Local Plan. Understanding landscape character is fundamental to planning new development and should form the basis for selecting sites.

Additionally, the project would replace public bridle paths with industrial routes, harm local ecology, and result in loss of valuable agricultural land. The road infrastructure here is at full capacity, with significant development having already taken place in this area. The already incredible congestion and pollution around this small market town would become unsustainable.

Meanwhile the town centres of Warwick and Leamington are crying out for regeneration (purpose 5 of the Green Belt) - this is how we develop a 'Beautiful South Warwickshire' that 'Meets the needs of our Communities'.
