It would appear that part of the site is a playing field. Sport England would object to the loss of the playing field unless it met he tests of paragraph 74 of the National Planning Policy Framework

Representation Summary:

What is really needed is more affordable housing, as young people in the district are priced out of the market at present. I hope there will be a large proportion of such homes built on this site and that the developers will help pay for upgrading the transport infrastructure and the extra health and education provision that will be required.

Respondent: Residents of 83 - 97 Montague Road

Representation Summary:

I represent the residents living adjacent to the Ridgeway School. We are not adverse to an appropriate development but are united in not wanting to have one that would be unsuitable or overlooks our properties. 80 homes would have an adverse impact on the already congested traffic flow onto the Montague and Coventry Roads. Coventry Road is a main route in and out of Warwick from the A46 with an extremely busy 24 Hour BP Garage/M&S Shop and Montague Road has an Ambulance Station, Council Depot and Factory Units. It is also a 'rat run' between the Emscote and Coventry Roads.

The building of new housing must take advantage of all brownfield land first is a priority, before any development takes place on rural land.
