The allotments on Tachbrook Road are now a housing estate. The houses at the bottom of Landor Road are flooded out when it rains heavy due to the area being over-developed. Because of this, we have been refused insurance on our house only 4 weeks ago by Lloyds TSB because we live less than one mile away from a flooded area.

Potential flood risk: Concern that existing drainage/sewerage infrastructure will not be able to cope with such a high number of additional households. Current climate predictions indicate increased frequency and level of rainfall and risk of flooding will be exacerbated. Warwick Gates has so far avoided flooding but if predicted strain on existing drainage results in flooding in this area and is attributed to new developments who will bear cost of damage - developers or council?

This area of restraint prevents flooding by slowing down the run off from heavy rainfall. Development of this site would therefore threaten local houses south of Myton Road with flooding. There have been several incidents of flooding in the area, one in particular when the former Trinity School site was developed.
