The site is used for leisure and creates employment for local young people which would be lost if the site was developed. The public House has been a success story for over 30 years and is in itself a Lapworth attraction.
The development would be seen from the North bank of the canal and would be intrusive in the open countryside landscape.
There would be a particular ecology loss owing to its proximity to the canal.
