I think this would be a suitable site for a New Settlement.
A site south of Warwick/Leamington would also provide
• Easy access to main line rail station
• Easy access to hospital
• Access to existing and new local skills and jobs
• Access to Training and Education facilities
• Access to many existing retail outlets
• Direct access to M40 motorway
Site X1 does not suffer from a local network of already congested highways and single carriageway country lanes. In short, Site X1 would be more straightforward to develop.
