Grade 2 farmland required for crop growing. Clay soil prone to flooding. Poor local infrastructure, roads predominantly B with some C & D. Narrow, poorly lit, already extremely busy during peak hours within Northend and surrounding villages as hamlets used as a cut through to M40. New schools would be required, same for GP surgery, local Fenny surgery already forced to take residents from Banbury area due to insufficient, oversubscribed surgeries. Lack of fire station, policing and food shops. Water and electricity would require major redevelopment. Many protected heritage sites within the villages and hamlets.
