Your preferred option shows buildings very close to Warwick racecourse, right next to Gogg Brook. This brook already has a huge burden of Warwick racecourse excess water being piped into Gogg Brook. The attached football club is also draining water into the Brook. Areas around Chase Meadow and Forbes Estate are under increasing flood risk. The extra run off would be untenable.
