This site is unsustainably located and would result in high car usage. It would increase pollution and noise in Hockley Heath. Even EV cars would cause wear on road surfaces. This proposal would add 4,000 - 8,000 extra cars on the A3400. This road floods in heavy rain and is heavily congested between the M42 Notcutts junction & the M40 exit for Henley-in-Arden when there is a motorway problem. Road maintenance would need to be funded by Solihull Council and its ratepayers. The Council is financially struggling. This is also a constraint for schools. Places in local schools obtained by Warwickshire pupils would not be funded by the South Warwickshire Councils. Placing additional burdens on Solihull tax payers is unfair.
Hockley Heath, Knowle, & Dorridge are likely to be used for shopping and recreation. Additional vehicles would swamp already over-full parking spaces. Doctors surgeries are over-stretched. Dorridge, Knowle, Shirley & Monkspath practices would need to expand to accommodate thousands of new patients. Local Warwickshire surgeries are very busy and have little or no access by public transport.
The site would result in loss of fertile, well-managed farmland. Food security must be protected given increased population and uncertain political times. Development would reduce habitats for plants, birds and other animals.
