The strategic objectives are laudable but cannot be met with the scale of development proposed:
Firstly, the level of growth proposed is wholly disproportionate so this objective cannot be achieved. The joint councils are working to an unrealistic target of 2,188 houses per year. Obviously, this arbitrary figure has been imposed by central government.
B1 and SG07 are disproportionate in scale. What evidence is there that that funding would be made available?
Although directing growth towards railway corridors seemed a good idea, this is pure sophistry. Why was this accepted as an option without any research into whether it is actually deliverable?
B1 and SG07 are NOT located where there is access to adequate services, health facilities and schools.
The bar has been set extremely high for the provision of affordable homes on land taken out of the Green Belt.
When local services are overloaded already and when the roads and railways are at capacity, infrastructure would need to be provided from Day 1. Thus far, the response from officers in the online consultations has been that infrastructure would be “phased”. This is not good enough.
The Major Investment Sites set out in the consultation document have one thing in common: they will all encourage car usage because of the difficulties in accessing them by public transport.
The development at B1 and SG07 is contradictory to Strategic Objective 6.
What can be more attractive than glorious green fields, ancient trees and beautiful views? How do you improve on that? With 8,000+ houses and an industrial estate?
How on earth does building 8,000+ houses and an industrial estate enhance the visitor experience?
Provision of 8000 homes will contradict Objective 10 aiming to improve health, safety and quality of life of the communities.
With regards to Strategic Objective 12-How does building 8,000+ houses and an industrial estate “protect what already exists”? How do you create “enhancements” by concreting over the countryside? What is the point of destroying the biodiversity which already exists?
