A34 already massively congested, bottle necks into Stratford and Henley, minimum 10,000 more cars will cripple Town and Henley. Other already seriously damaged potholed local roads would be used for rat runs hugely dangerous. Train and bus services virtually non-existent, huge costs to rectify. All proposed sites within green belt which will lead to decimation of local wildlife and create dangerous air and light pollution. Any proposed cycle routes would be too steep for average person. The proposed 6,800-home development in Bearley threatens infrastructure, environment, and community well-being. Roads and public transport cannot support increased traffic, while schools and healthcare services are already stretched. The loss of greenbelt land, protected trees, woodlands, meadows, and hedges will harm biodiversity, breaking down vital wildlife corridors. This development will irreversibly alter Bearley’s historic and rural character. While housing is needed, this scale of construction is unsustainable without major infrastructure improvements. Any assessment of the land in question being identified as a site fit for development is seriously flawed on both legal and planning guidance issues. The topography of the land in question means the development would in direct conflict with the LA policy on landscaping, nature and heritage conservation. A site of this magnitude will result in insurmountable infrastructure problems which will not only ruin both Bearley and Wilmcote but also the historic town of Stratford upon Avon to a point where it no longer becomes a destination of choice Worldwide. Having grown up in Bearley the suggestion that is had a Trainline is misleading and the A3400 is not suitable for the traffic that 6700 homes (15000 cars) would generate. The lack of facilities and infrastructure is another major concern and makes this an unsuitable location. The surrounding towns are not capable of taking the number of people for schooling, healthcare, shopping or leisure facilities.

While this proposed settlement has benefits in that it is on a rail line, it is small to medium size, therefore unlikely to generate significant employment. SuA town centre is less than 3 miles away, but providing an effective active travel link will be challenging, as will connecting to employment sites such as SUA.2 on A46 at Wildmoor. Its location, size, limited transport connectivity, and lack of employment opportunities suggest it would need to be designed as an adjunct to SuA. Essentially this would be a dormitory settlement, and consequently TTG do not support it.

Unnecessary development on greenbelt land. The A3400 will see increased traffic from Stratford to Henley and beyond. The road isn't big enough to accommodate increased traffic.
Wilmcote and Bearley will need increased parking for the train station which will require lighting which will cause light pollution.
Loss of protected trees, woodland, meadows and hedges.
Aston Cantlow already experiences frequent flooding. An environmental assessment has not been completed on this area, only the settlement site. Increased building on land will affect the flood plain.
The infrastructure will be swamped. Not enough teachers or GPs to accommodate extra facilities.

Building at Bearley will destroy fertile Green Belt land that will be lost forever as it becomes a sprawling suburb of Stratford, and in turn wrecks this historic market town. We need to protect the vulnerable wildlife and green meadows which are good for the local ecological system. The area regularly floods so is inappropriate for development: flooding in the local area will increase. Existing roads, already in poor condition, will be unable to cope with the extra daily traffic. We firmly believe the HELAA methodology has been applied incorrectly, leading to a misleading ‘more suitable’ score. This needs to be investigated thoroughly.

It would be catastrophic to the local environment and wildlife, including to the adjacent SSSI site. The current infrastructure in place (roads, single track railway) are inadequate to handle this scale of additional traffic, as well as a lack of services. We moved away from Warwick recently, where we saw the negative impacts of excessive development on an established town and are determined this does not happen to Bearley/Wilmcote.

Bearley is a nice village, which has been enhanced by the Heart of England Forest, but which lacks infrastructure and services. The plans for a new residential estate in this area will cause flash flooding down In stratford via the canal and other waterways. We already have problems with the fields flooding in the area and by building over farm land and creating new road and houses with adding a lot of non permeable materials flash flooding is going to be a concern. The Bearley and Wilmcote site would result in complete amalgamation of the towns of Stratford, Wilmcote and Bearley. Not only is this against the aim of these new sties, the additional traffic will result in absolute traffic carnage locally and essentially bring Stratford and the surrounding areas to complete standstill.

The site itself sits in green belt. The planning policy is in place to protect green belt, and has made it very difficult for new development to occur, to protect the green belt in itself.

Should this site be chosen, it would completely counter this and destroy and logic.
