Brownfield land should always be prioritised for development over greenbelt. It's astonishing that it even needs to be stated. Less environmental impact and protects the beauty of Warwickshire, which is a major draw

Godwin Development acknowledge the suggested approach in Draft Policy Direction 9 however it is imperative that the plan takes a holistic approach and should not rule utilising other sources of land which are considered to be in sustainable locations.
In this regard, it is noted that the capacity to utilise brownfield land across both districts is limited and therefore other sources of land will be utilised.

Brownfield sites have already been built upon and their use for the above purposes makes sense. We need to keep land that can grow food available for food production.

Brownfiled sites should be considered first for development as that land would otherwise be left to deteriorate. Using these sites will help to protect the greenbelt from urban sprawl.

The re-use of previously developed sites should be the top priority. Utilising any Brownfield Land for development will help minimise the loss of green / agricultural land elsewhere, even if the Brownfield areas may be less sustainable than those in greenfield sites.

It is clear from Figure 5 of the consultation document that the Jaguar Land Rover site at Fen End falls within Spatial Priority Area 1 within adjoining land at the former Airfield defined as Spatial Priority 2. In this context, the ‘sifting out’ of the opportunities at Holly Farm Business Park that fall within the confines on the former airfield at RAF Honiley is not justified. The decision should be reversed.
An historic map showing the extent of the former RAF Honiley is attached.

Brownfield land should always be considered first for development rather than using precious farmland. Urban sprawl in rural areas is unsightly and means the loss of open landscape forever.

I would like to see empty / derelict / unprofitable pubs and shops be reused as housing in Warwick Town Centre, rather than digging up yet more green fields for new housing. It would rejuvenate the town and reduce the need for cars. It should be much easier to change the use of a commercial property to residential to reflect changing consumer demand. We need houses, not so many physical shops.

This local plan needs to very strongly promote use of urban brownfield land, because it preserves green field land for agricultural and leisure purposes, as well as adhering to 20 minute neighbourhood principles as brownfields are almost always close to local amenities.

The policy confirms that where available brownfield land is located outside of urban areas, decisions on its use will have reference to the sustainability of the location, with regard to the Spatial Growth Strategy priority areas 1-3; and/or whether its use would increase the sustainability of the area as part of a large-scale development such as a new settlement.
New Settlement A1, including site 758, demonstrates the acknowledgement of the brownfield status of the site and the sustainability of its location, including the use of the site as part of a larger scale development. Our client supports this policy.
