The town currently has a pleasing balance between housing, employment and green belt. The NPPF requires that must be preserved to prevent urban sprawl unless there are exceptional circumstances. As there is non green belt land available to the south of the town, exceptional circumstances cannot be justified. Further more infratsructure is better to the south.
This area is used for recreation and should be preserved for future generations. Its development would encourage merging of towns and would lead to urban sprawl. The proposed LNRR would damage the area and the character of Old Milverton.
The proposals will lead to more congestion especially with cars trying to cross the town and infratsructure would be very expensive.

Development here would impact on valued countryside and would reduce the gap between Leamington and Kenilworth.
The new link road would be expensive. The proposals would led to more traffic on busy roads and would result in Old Milverton Lane becoming a rat run.
The proposal threaten the allotments and if the site extended west it would lead to increased traffic on Guys Cliffe Ave and Beverley Road.
The recreational value of this area will be damaged as will the character of Old Milverton.

Building should only take place in green belt if exceptional circumstances can be justified. This has not been demonstrated in this case and alternative, non green belt sites are available south of the town and at Ford Foundry. there are also numerous smaller sites that do not appear to have been looked at
The key requirement is for affordable housing rather than market housing. In large scale housing developments affordable housing will inevitably be sqeezed and therefore are unlikely to deliver the houses the area needs.
The green belt is there to enhance the environment of existing communities. It provides an important opportunity for recreation which will be lost.
The development necessitates the LNRR which will add to green belt damage.

The allotment association has concerns about the allocation North of Milverton as it would border the allotment and may threaten the future survival of the existing allotment.
There are concerns regarding the impact of ther development on the habitat/ biodiversity and the possible truncation of wildlife corridors. It is suggested that future development should be focussed at non-green belt locations. The Green Belt should only be considered when all other options have been exhausted.

-it has high recreational value
-development will close the gap between the towns in the District
-NPPF requires very special circumstances for green belt development. This has not been done.
-There are alternatives to the south of Leamington which have access to infrastructure, M40, retail and employment.
-Developer profit should not be a factor in selecting sites.
-the proposals would result in more congestion and dualing the A452 will not resolve this.
-Further out of town retail should be resisted as it would undermine the independent retailers in Leamington.
