Revised Development Strategy

Representation ID: 54943

Received: 13/07/2013

Respondent: Joyce Wright

Representation Summary:

Councillor Ray Bullen in the "Courier" on 5th July queries the Council's figures and the real need. He seems experienced in this field and is probably right.

Station Road is only a lane with a de-restricted speed sign. There is no continuous pavement anywhere and the lane has numerous twists and turns, making walking dangerous for families with pushchairs, etc.

Assumes that the housing will be "affordable housing" similar to the six dwellings already in place in Oakdene Crescent?

Site A:

Building on the Triangle (A) is not necessary. The bungalows and the one house along that part of Station Road are unobtrusive.

Building houses on the Triangle would detract from the appearance of a compact settlement.

Better use for this would be sustainable woodland, which would also help to deflect some of the motorway noise.

Many houses in part of Station Road experience flooded gardens and enough thought has not been given in the past to this problem.

Site B:

Site B may be a possibility. Restricted numbers - say max. 6. This number is proportional to the size of Hatton Station area and, taking into account the six dwellings already in place, will allow the Parish Council to "help to maintain the distinctiveness and character" of the area.

Any land left over could be used for allotments, play area, etc.

The width of Oakdene Crescent is too narrow for purpose now, and the turnings onto Station Road both for vehicles and pedestrians is dangerous.

It is good to have information as to the proposed areas for development in our local area.
Saves a lot of speculation.

Station Road is only a lane with a de-restricted speed sign. There is no continuous pavement anywhere and the
lane has numerous twists and turns, making walking dangerous for families with pushchairs,, etc. I am
assuming here that the housing will be "affordable housing" similar to the six dwellings already in place in
Oakdene Crescent.

I feel that to build on the Triangle (A) is not necessary. The bungalows and the one house along that part
of Station Road are unobtrusive. Building houses on the Triangle would detract from the appearance of a
compact settlement. Better use for this would be sustainable woodland, which would also help to deflect some
of the motorway noise.

Drainage is a bone of contention. Many houses in that part of Station Road experience flooded gardens
and enough thought has not been given in the past to this problem. No doubt the residents will make this
clear.

Site B may be a possibility. Restricted numbers - say max. 6. This number is on a proportional scale to the
size of Hatton Station area and, taking into account the six dwellings already in place, will allow the Parish
Council to "help to maintain the distinctiveness and character" of the area. Any land left over could be used
for allotments, play area, etc.

The width of Oakdene Crescent is too narrow for purpose now, and the turnings onto Station Road both for
vehicles and pedestrians is dangerous.

No doubt you will be receiving many differing thoughts on this subject !!

Representation Summary:

Hatton Green should not be limited to small scale development and allocated for larger scale development and the village envelope amended accordingly.

The 1.05ha site at Hatton Green is located between two existing properties in the heart of the village. Access could be taken off the green and development integrated without visual impact.
The larger 8ha site off Hockley Lane has good access to the Birmingham Road, facilities and bus stop. 90 dwellings could easily be located on the site.
