The timing of delivery of appropriate infrastructure is crucial to ensuring development can be delivered in a sustainable way.

Development must adequately mitigate its impact either through in-kind provision or by the payment of appropriate developer contributions.

Strategic Growth Areas and New Settlements must have visible Infrastructure Delivery Plans, detailing the timing of delivery and funding mechanisms. These IDPs should include measurable goals and deadlines to ensure accountability.

If appropriate, landowners/developers should be required to sign up to equalisation agreements to ensure a shared approach to mitigating impact.

Consider integrating renewable energy sources into infrastructure projects to enhance sustainability.
